Specifications
At RoomRise, we pride ourselves on delivering garden rooms of exceptional quality. Our structures are built to exacting standards and come with a 10-year structural guarantee. Below are the key specifications of our garden rooms, showcasing our commitment to quality and durability.
Foundations
We use galvanized steel pile foundations set into concrete, with 150mm x 50mm treated timber joists for the floor base. This design elevates the structure slightly above ground level, preventing rising damp and creating an air gap for moisture control.
Roof
Our roofs feature insulated composite panels with 100mm of polyurethane insulation sandwiched between two metal sheets. The top sheet is a plastisol coated box profile in anthracite grey, creating a structurally sound and well-insulated roof without cold bridges.
Exterior Finish
We use heat-treated thermowood cladding, available in horizontal or vertical orientation. This treatment enhances the timber's durability for exterior use. Black guttering, downpipes, and 1m of redwood timber decking come standard, with composite decking available as an upgrade.
Electrics
Each garden room includes a comprehensive electrical package: consumer unit, double sockets, lighting, and switches. The standard pack includes 4 double sockets, a light switch, 5ft fluorescent light, 2kW convector heater, 2 external lights, and a fuse box.
Walls
Walls are constructed with 90mm x 38mm CLS timber, externally lined with 11mm OSB sheets for strength. A breathable vapor barrier is applied, followed by timber battens for cladding attachment.
Insulation
We use 100mm PIR foil-backed Kingspan insulation in floors and roofs, with 75mm in walls plus an additional 25mm lining. An acoustic sound block insulation upgrade is available.
Doors/Windows
High-quality anthracite grey UPV-c French doors and windows with white interiors come standard, featuring toughened double-glazed glass and 5-point security locks. Aluminium bi-fold doors and acoustic glass upgrades are available.
Interior Finish
Interiors feature plasterboard with a plaster finish, ready for painting. Oak laminate flooring is laid over an 18mm subfloor, complemented by white MDF skirting. Internal walling, doors, and oak engineered flooring are available as upgrades.
